Brooklyn's Real Estate Market - Heating Up!

Prices in the North West neighborhoods of Brooklyn have been skyrocketing as of late, due to many people fleeing Manhattan's high prices. Apartments and lofts in trendy neighborhoods such as DUMBO, Williamsburg, Park Slope, Fort Greene and Brooklyn Heights are selling at levels comparable to Manhattan. Many people are seeking out more affordable apartments, condos and lofts in Central Brooklyn. There are great deals to be had on brownstones in such areas as Crown Heights. The real estate market in Brooklyn is definitely diversifiering, with the market trends leading people to be adventurous in choosing their neighborhoods. The Bedford-Stuyvesant market for brownstones, coops and condos is seeing more action, especially closer to Clinton Hill. Bed Sty is also undergoing a huge renovation of many of it's historic brown-stone homes, much to the delight of Bed Stuy residents and property owners. In this diverse neighborhood, brownstones are selling around $500,000, which is affordable compared to other sections of Brooklyn. Crown Heights and Prospect Heights continue to see many homes sales. Sinlge family homes have seen average sales of around $1.25 million. Williamsburg is maturing from it's trendy, hipster artsist roots into more upscale residential units, including luxury high rise condominiums, luxury lofts and penthouse apartments. We are seeing similar development in nearby Greenpoint, with some condo conversion development taking place. The Brooklyn MLS contains coops, condos, brownstones, and all other properties listed for sale in the multiple listings system. The future looks bright for waterfront units in the area, with the re-zoning of commercial space to residential. Red hook is seeing a great surge of interest due to the ferry from Red Hook into Manhattan, which solves the public transport problem that has plagued Red Hook residents. Lofts in Red hook are popular given the great views Red Hook has. Park Slope is seeing continued development, with many new construction condos going up. Historic Lefferts Manor has a strong market for single family homes, with terrific price appreciation. Buyers interested in single family homes and duplexes should also investigate Ditmas Park and Bay Ridge. Brooklyn Heights continues to service refugees fleeing the high prices of real estate in Manhattan, and we see no slow down of this in the near future.
